Jumbo
Jumbo loans in Kentucky. Compare lenders and loan structures for higher loan amounts.
Above the conforming limit, the agencies stop buying the loan and each lender sets its own terms. Two quotes on the same file can be far apart.

Where the line falls
A mortgage becomes jumbo the moment it goes over the conforming limit for the county, a figure the Federal Housing Finance Agency revises every year. Below that line, the loan can be sold to Fannie Mae or Freddie Mac and is underwritten to their published rules. Above it, the lender holds the risk or places it privately, and writes its own rules.
There's no single set of jumbo guidelines. There are as many as there are lenders willing to write them.

Why shopping matters more here
Jumbo lenders differ in pricing, documentation, reserves and the loan structures they offer, more than they do on a conventional loan in Kentucky. I compare the options around your loan amount, down payment, income and priorities.
The same borrower, the same property, the same week, can get very different offers. Running the file across my network instead of one desk is the difference, and on a large loan the spread is real money.
What a strong jumbo file looks like
- Reserves: often several months of full payments still liquid after closing. This is where files most commonly fall short.
- Credit depth, not just a score. The history behind it gets read.
- Documented, stable income, with self-employment scrutinized more closely than on a conforming loan.
- A clean property, since appraisal support on higher-value homes gets examined carefully.
If your income is self-employed, tell me at the start. A bank statement loan in Kentucky can extend into jumbo territory and often qualifies more of your real income than a return-based file will.
Typical jumbo expectations across my lender network, not one program's rules. A file that misses one lender's bar often clears another's.
Splitting it into two loans
A purchase just over the line doesn't have to be a jumbo loan. A first mortgage written right at the conforming limit, with a second mortgage covering the gap above your down payment, keeps the big loan on agency pricing and puts only the overage on a second mortgage in Kentucky. On the right numbers the blended cost beats a single jumbo loan, and the smaller loan can be paid down or retired without touching the first.
A single jumbo loan and a first mortgage paired with a second can produce different costs and payments. I'll compare both when it makes sense, including the terms and flexibility of each loan.
Assemble it before you submit it
Gathering the documentation early helps surface questions about income, reserves and the property before the file reaches underwriting. I'll help you organize what the selected lender needs.

The 2026 one-unit conforming limit is $832,750, so only a loan amount above that is jumbo. Conforming limits are set annually by county. I'll confirm whether your loan is jumbo at all. These are illustrative estimates, not a rate quote, an offer, or a commitment to lend. Your real figures depend on your full file. Every other program has its own calculator, and they are collected here.
Common questions
What makes a loan jumbo in Kentucky?
A loan is jumbo when it's above the conforming limit the Federal Housing Finance Agency sets each year for the county you're buying in. Above that line, Fannie Mae and Freddie Mac won't buy the loan, so the lender holds it or sells it privately and underwrites it to its own standards. The limit changes every year, so confirm the current figure instead of working from a number you remember.
How much down payment does a jumbo loan need?
Commonly 10 to 20 percent, and some programs go lower for strong files. The old assumption that jumbo means 20% minimum hasn't been reliably true for a while, though pricing and reserve requirements do tighten as the down payment falls.
Are jumbo rates higher than conforming rates?
Not automatically, and sometimes they're lower. Jumbo loans are priced by the individual lender rather than the agencies, so the spread between lenders on the same file can be wide, much wider than on a conforming loan. That variance is why shopping a jumbo file matters more than shopping a conventional one.
What do lenders look for on a jumbo file?
Stronger credit, lower debt ratios, and more in reserves, often several months of full payments still liquid after closing. Documentation is heavier throughout. None of it is unreasonable. It just means the file has to be put together up front rather than submitted and patched.
