For real estate agents

A lending partner for Louisville real estate agents. Thorough pre-approvals, financing options, and direct communication.

I've originated mortgages since 2008 and closed nearly 2,000 loans. I help your buyers compare financing, get ready to make an offer, and work through the lending process, from conventional purchases to specialty financing.

Pre-approvals that mean something

I review income and assets before I issue a pre-approval, and I flag anything that needs attention early. You and your buyer can plan around what's been reviewed and what still needs to be done.

Buyer scenarios reviewed directly

Send me the property, the purchase price, the timing, and the financing question. I'll look at the options and tell you what I need to confirm before recommending a next step.

I'll talk to the other side

When a listing agent has questions about your buyer's financing, I'll speak with them directly about the pre-approval and the loan process.

Where I'm most useful to you

A well-qualified buyer still benefits from a careful comparison of rates, fees, loan structure, and cash needed at closing. I give conventional purchases the same attention I give self-employed borrowers, investors, and files that need more problem-solving.

The self-employed buyer. I compare conventional financing with a bank statement loan in Kentucky and other non-QM options, looking at how each lender evaluates the borrower's income and business.

The buyer who's short on the down payment. Down payment assistance in Kentucky can change what your buyer is able to offer. I offer options for the down payment and closing costs, including grants that don't require repayment, and I'll explain what fits each buyer. Have that conversation before they decide to keep renting. See first-time buyer loans in Kentucky.

The buyer looking outside Jefferson County. A lot of the ring around Louisville is USDA-eligible, which means zero down on houses your buyer may have already ruled out on price. If they're looking in Shelbyville, Mt. Washington, Bardstown or La Grange, check before you narrow the search. USDA loans in Kentucky are worth checking when the property and buyer may qualify.

The investor. I compare conventional investment loans with a DSCR loan in Kentucky, based on the property's income, the cash available, and the client's plans for future purchases.

The buyer who needs a second review. Send me the reason for the decline and the relevant details. I'll look for a workable alternative and tell you what would need to change.

Working together

I'm available for office sessions on purchase financing, down payment assistance, self-employed income, and investment-property loans. We can focus on the questions your agents and clients are asking.
