Why use a broker for your Lexington mortgage
My lender network lets me compare conventional, government-backed, jumbo and specialty financing for your Lexington purchase or refinance. You see the costs and trade-offs side by side before you choose a direction.
I've been doing this since 2008 and have closed nearly 2,000 loans.
What Lexington homes are selling for
Fayette County prices kept climbing through 2026, but slowly. The median sale in August was $362,500, according to the Bluegrass REALTORS monthly housing report. That's the number I use when I run a first pass for someone who hasn't picked a house yet.
Source: Bluegrass REALTORS, August 2026 Housing Report, Fayette County. Medians hide a wide range between neighborhoods.
New subdivisions in Fayette County can only spread so far, so a lot of Lexington buyers end up comparing a house in town with newer construction in Nicholasville, Georgetown, Versailles or Winchester. I do loans in all of them, so we can run the numbers on both. Inside Lexington I do loans everywhere from Chevy Chase and the streets around UK to newer areas like Hamburg, Beaumont and Masterson Station.
Loan programs that fit Lexington buyers
Here's what the down payment looks like on a house at the August median.
Minimum down payments by program. Credit, income and property rules apply to each.
Down payment
You may not need a down payment at all. VA, USDA, down payment assistance and grants can all get you to zero down. Other programs start at 1%, 3% or 3.5%. It depends on the program and what you qualify for.
FHA and conventional
If your credit is still getting there, an FHA loan is more forgiving. With a stronger score, a conventional loan usually costs less over time because the mortgage insurance can come off. I price both so you can see the difference.
VA and USDA
Eligible veterans can buy with nothing down on a VA loan. And if you're looking outside Fayette County, some addresses in the surrounding counties qualify for a USDA loan with nothing down.
Healthcare and university income
A lot of Lexington buyers work at UK or UK HealthCare. If you're a nurse or on hospital staff, you probably earn shift differentials or overtime on top of your base pay. I'll show you how much of that counts toward what you can buy.
Self-employed and investment-property financing
Self-employed borrowers and investors often need a different approach. I compare conventional options with bank statement, DSCR and other non-QM programs.
Bank statement loans give business owners another way to document income. For a rental, including near campus, a DSCR loan qualifies on the property's rental income. I'll walk you through how the available terms fit your purchase and your longer-term plans.
Refinancing a Lexington home
If you already own in Lexington, I can compare refinance options through the same lender network, whether you want a lower payment, cash out or a shorter term. More on my refinance page.

An estimate for planning. Your real payment depends on the rate you lock and the tax bill on that address. These are illustrative estimates, not a rate quote, an offer, or a commitment to lend. Your real figures depend on your full file. Every other program has its own calculator, and they are collected here.

How much do I need for a down payment in Lexington?
You may not need one at all. VA, USDA, down payment assistance and grants can all get you to zero down, and other programs start at 1%, 3% or 3.5%. It depends on the program and what you qualify for. Send me your numbers and I'll run it for you.
What are mortgage rates in Lexington, KY right now?
Rates aren't set by city. Your rate comes from your credit, your down payment, the program and the property, and it moves daily. What I can do is compare pricing from lenders in my network on the same day and show you the options side by side, with the costs, before you pick one.
Is Lexington eligible for USDA loans?
Lexington itself is too large to qualify. Some addresses in the surrounding counties do qualify, and the only reliable answer comes from checking the exact address against the USDA map. Send me the address and I'll check it before you get attached to the house.
Is there down payment assistance for Lexington buyers?
Yes. Down payment assistance can cover part or all of your down payment on a Lexington home. Send me your numbers and I'll tell you what you qualify for.
Do you work with buyers outside Lexington?
Yes. I'm licensed across Kentucky and do loans all over the state, including Nicholasville, Georgetown, Versailles, Winchester, Richmond and Frankfort.
